Meet The Builder Who Sees What Others Miss And Helps You Choose The Right Path Before You Waste A Dollar

Most Builders Ask What You Want To Build. Erwin Asks What You Should Build.

Because 30+ years of experience, a degree in construction, and managing 33,000 properties taught him: the most expensive mistake isn't hiring the wrong builder... it's choosing the wrong building option in the first place.

If you're looking for a Sydney builder who'll simply quote your plans and get started, there are plenty to choose from. But if you want strategic guidance that protects your investment and maximises your site's true potential – welcome. You're in the right place.

Erwin Fornasier has spent three decades learning what makes the difference between a home you love and a decision you regret. Keep reading to discover how a childhood spent literally on building sites, combined with unique government portfolio management experience, created Sydney's most strategic building advisor.

Or book a time to meet him for a relaxed, no-pressure chat about your renovation, extension, or rebuild.

"We Have To Shut It Down." The Words That Changed Everything

Erwin was just 18 when his world collapsed.

His family had just unveiled their proudest achievement – a sustainable, five-star-rated display home with double glazing, years ahead of its time. Erwin had raised $27,000 from suppliers for the TV campaign. He'd designed the brochures. The launch was ready.

Then, two weeks later, his father was diagnosed with terminal kidney cancer.
"The campaign was ready... Then – bang – it all stopped. Dad had to focus on surviving. We shut the display home down."

At 18, Erwin faced not only the loss of his father figure, but the collapse of a dream they'd built together from the ground up. The family business was put on hold. Life shifted overnight.

But that heartbreak forged something stronger: a deep resilience and sense of responsibility that continues to guide Erwin today.

"It hurts me deeply to see our industry get tarnished," he says. "I wanted to create something better – something people could trust."

Raised On A Building Site (Literally)

Some kids were raised on playgrounds. Erwin was raised on a building site.
"My mum was my dad's brickie's laborer," he explains. "She was too scared to stay home in case she gave birth, so she worked up until the day I was born – on site."

From the moment he could walk, Erwin's world was shaped by wheelbarrows, timber, and six-cubic-meter sandpits that doubled as childcare. His babysitters? Electricians, carpenters, and plumbers who worked alongside his father.

By age eight, Erwin was helping out. By 14, he was running three trowels (managing bricklayers). And at 18, he was the unofficial sales manager for that sustainable display home.

"Construction selected me. I didn't select construction," Erwin reflects. "I was the Truman of building... I didn't know any other world."

Even family dinners revolved around building. "We'd finish work on site, come home, and we'd talk about building. What to do on the next spec home, how we could make it better than anybody else's. It was constantly building."

That immersion wasn't just about learning skills. It was about absorbing a philosophy: homes should be built for how people actually live, not just how they look on paper.

From Apprentice To Portfolio Manager: The Journey That Created Strategic Insight

After completing his Carpentry and Joinery apprenticeship, Erwin knew he wanted more than just hands-on skills. He pursued a degree in Building and Construction Management – learning not just how to build homes, but how to build outcomes.

"What Construction Management gives me is the ability to understand planning documents, engineering, how to build medium to high-rise buildings... It gives you a language that you may not have as a standard carpenter or builder."

But the real transformation came during his 13 years with Housing NSW, where he rose from technical officer to development manager overseeing $100 million annually and 33,000 properties.

That experience created a unique filter most builders never develop.

"If you've only got $100,000 to spend, what's the biggest bang for the buck you can get? Do you spend it on a kitchen? Do you spend it on a bathroom? Or do you actually need to replace the floor first because it's been so neglected?"

The revelation that changed everything:

"Building isn't just about structures. It's about people. Their lives. Their futures. Their peace of mind."

And when he watched clients across the private sector being misled, overcharged, or left with defective builds, it lit a fire in him.

What 33,000 Properties And 30 Years Taught Us About Smart Building Decisions

Managing thousands of properties while building from the ground up gave Erwin insights that separate Enhance Building from typical residential builders:

1. The Real Value Is In The Thinking Before The Build

Most homeowners rush to get quotes without understanding what they should actually build. They focus on maximising their construction budget without investing in strategic planning first.

But here's what Erwin learned from managing thousands of properties:
"If you don't do the thinking upfront, and you've already drawn everything in place... you've already missed the game. You need to have the right thinking at the beginning."

Think of it this way: Would you rather hand a builder vague instructions ("I want a new kitchen") or detailed plans with specifications? The first approach is guesswork. The second is strategic. And the outcome will be completely different.

That's why Enhance Building starts every project with strategic planning - understanding your site's constraints, your lifestyle needs, and your investment goals before a single wall is moved or dollar is spent on construction.

2. Solar Passive Design Changes Everything

Through his family's early work with sustainable homes and his own study, Erwin learned how orientation, ventilation, and thermal mass dramatically impact comfort and running costs.

"When we did our passive solar home in Orange, the constant temperature in that home was always around 18 to 20 degrees, and that was through winter and summer. Having that stability means you don't have to pump a ton of air conditioning in."

The result? Energy bills slashed by up to 50% while maintaining superior comfort year-round.

3. Many"Renovation" Problems Should Be "Rebuild" Decisions

Sometimes what looks like a renovation project is actually telling you something else entirely.

Erwin recalls a client who wanted to move their garage wall out by a metre, shift another wall by half a metre, install a new bathroom and kitchen, and push the front wall out another metre.

"Look, these all can be done," Erwin told them. "But ultimately you're not going to get the outcome you really want, and you're going to be spending probably just as much money while still having old electrical, old plumbing, and old foundations."

His honest advice? Save the money and do a knockdown rebuild instead. You'll spend roughly the same amount but get a completely new home built exactly how you want it - not a patchwork of expensive changes on aging bones.

4. Long-Term Maintenance Matters More Than Initial Cost

"Using different types of materials can make a difference in the maintenance. For example, Colorbond fascia has a 25-year life without fading or repainting, whereas if you have timber fascia, you've got to repaint it every five to ten years."

These seemingly small decisions compound over decades, affecting both your lifestyle and your property's value.

5. Subfloor Ventilation Isn't Optional

"A lot of people don't actually understand subfloor ventilation. The designers design a type of flooring that's just too low to the ground, and the rules say quite clearly you've got to be 450 millimeters off the ground... If you don't have proper ventilation for that subfloor, in five to ten years, that floor will collapse just through wet rot and lack of airflow."

It's these overlooked technical details – the ones that only become obvious through managing thousands of properties – that separate adequate builders from strategic ones.

"Erwin's advice was invaluable and prevented potential problems. I left every meeting feeling reassured and with my questions answered."

Having watched his family business navigate both triumph and heartbreak, Erwin built Enhance Building on one non-negotiable value: integrity.

"My word is everything. If I say I'll do something, I'll do it. If we make a mistake, we fix it. Because when builders do the wrong thing, it doesn't just hurt one person – it ripples through entire communities."

That commitment shows up in how we work:

Beyond Building: The Person Behind Enhance

When Erwin isn't guiding Sydney families through their building decisions, you'll find him staying connected to his roots.

His parents – Italian immigrants who met in a Woolworths car park in Orange after English lessons in 1974 – remain close confidants. Despite the scare with his father's cancer diagnosis that nearly derailed everything, his father survived, and Erwin speaks to his parents most days.

He volunteers as a cricket coach for the Ramsgate RSL team and has volunteered at the extension of Kokoda Hospital in Papua New Guinea through the Rotary Club, giving back to the community that's supported his family's journey.

And that childhood passion for design? It never left.

"I love the concept of designing... designing a room or designing a building. That's my flow, honestly, that's my flow state." He channels that passion into what he does now: collaborating with architects and designers to create homes that work perfectly for the families who'll live in them.
